Market Update: Three Great Areas to Buy New Construction Near the Denver Metro Area. | 09.25.18
I’m going to preface this by saying: this post isn’t for everyone. It’s for buyers interested in, or just curious about, three great areas in or near the Denver Metro area, in which to buy new construction.
What’s to love? No bidding wars, choose-your-own-finishes, and the excitement of knowing that it’s going to be low maintenance because it’s all brand new!
Here are three areas that we, here at Dwell Denver, are super excited about:
North of Denver: Frederick, Dacono, and Erie have lots of homes starting from the mid-$300s. Just last year, we were still able to find some in the $200s, but prices go up with every new phase of development. How high does it go? Well, they are developing a couple of really fancy golf courses out there, so the closer you are to a golf course, the closer to a multi-million dollar home you get.
South of Denver: tends to be higher price points with hundreds of units being developed throughout Highlands Ranch and Littleton like the Backcountry collection with prices ranging from the low $500s, well into the millions. Many of these homes are around the $700-$900 range. It’s easier to find a room with a view in these because 1) buyers pay more and expect more and 2) South Denver is really hilly, which gives more homes the height to see the mountains.
But my favorite is the West Line Village. Why do I love it? It is a rare urban high-density development and it indicates the type of smart development that will characterize Denver over the next decades. It’s on the West Line of light rail and basically parallels 6th Avenue from Golden to Union Station. It’s so popular that the second phase of building was launched early since Phase I sold out so quickly. And they are now starting sales of Phase III.
Developers are building as quickly as possible, so there are lots more areas with new construction. This only scratches the surface of all of the options available in the Denver Metro area, both in and out of the city, as well as further east and west.
