We run a simultaneous track…shopping for a new home AND getting your house ready for the market. When we’re done looking for homes on Saturday, you’ll go home and finish that de-cluttering, pre-packing so we can get into your current home with our stager, photographer, cleaner, etc. We want to have your house ready to put on the market as soon as you find your replacement home.
What, the seller won’t take a contingent offer in this market (meaning, a seller won’t say yes to your offer as long as the contract states you HAVE to see your home before you buy theirs)? Well, because sellers are typically in the driver’s seat in this market, when we find a buyer for your current home, we negotiate a “rent back” situation, meaning you close on your home and rent your home back from the buyers for up to 60 days, while you find a new home, have the ability to write a non-contingent offer and close before the rent back period is over.
We give this process a long runway. Get us involved as quickly as possible so that we can get going on the marketing services for your current home and get out there to preview for your new home. There’s nothing worse than getting into the third trimester and have the prospect of packing, moving, unpacking and setting up a new home right before or after the baby comes.
