Today’s Dwell Denver Difference F.U.Q.: I had a really bad experience when I bought this house. I felt pressured, didn’t have enough information, and was totally overwhelmed with the process. I’m ready to sell this home and buy a new one but I’m terrified of the process. Help!

When we hear this question/concern about the process of buying and selling, it makes us so sad.  There is no reason the process should feel like this and we do everything in our power to make sure no one leaves a Dwell Denver transaction feeling this way.  The good news is that we know how to avoid this situation. 

Here are three things you need to know when you need to make a move but have PTSD about the process from a bad experience in the past:

  1. Information is power. Dr. Maya Angelou said it best, “When you know better, you do better.” A real estate transaction is large, complex, infrequent transaction and most people don’t know anything about the process going in. This is a scary place to start from. It’s even scarier when you need to do it again and you have the traumatic feelings from the first transaction thrown in there. The good news is that there is a lot of information about the process on the internet. The bad news is that it’s not always good information, or timely, or relevant to your market. That’s where we come in. We’ll educate you on the process. You may have noticed that our tagline is “Real Estate. Really Simple.” We work really hard to uphold that tagline and that means we’ve taken every aspect of a real estate transaction and have broken it down to its simplest parts. We explain it in a way that is tailored to your situation so you have the context you need to understand how this all relates to you and your situation. We also work really hard to remember that even though we do this every day, you don’t. You probably don’t know what a settlement statement is, or a tax certificate, or a lender letter. You might not have heard that in addition to your home inspection, you need a sewer scope to make sure your sewer line is in good working order as that’s a big ticket item. We pride ourselves on being able to explain it to you like we would explain it to our 8-year-old…without making you feel like a child.   2. We’ll help you come up with a plan. We start at the beginning. We ask you SO many questions. We evaluate every aspect and detail of your situation. THEN, we customize the plan based on your timing, your preferences, your comfort level. If you like sports metaphors, you’ll love this. We’re the coaches who tell you what play to run to have the highest chance of scoring the touchdown, home run, three-pointer, goal equivalent of a real estate transaction. You have to play your game but we help you keep the big picture in mind, point out the blindspots, help you run defense, and keep you on track.Because there is never any pressure from us for you to make the decision that is right for you, you can feel confident to jump in and get going when the time is right.
