Today’s Dwell Denver Difference F.U.Q.: What should I do to get my house ready for the market?

This question is usually the first one we get when we hear from sellers that they are ready to sell.

“My house needs some work before I put it on the market.  What projects should I do to get the most money for my home?”

And we’ve got a few thoughts on this one:

1. You must invite us over to your house to take a look. We need to see what you’ve done with the place. Have you made any updates we don’t know about? Has your teenager destroyed the basement? No judgment, you don’t even need to clean up for us, we just need to see what the status is right now.

2. Depending on the current status of your home and the status of the market, we will make recommendations accordingly. In this market, minimal repairs such as paint, carpet, removing smoke smell, deep clean, de-clutter, and excellent staging are all that is needed. In some markets, updating the kitchen or bath will help you get more bang for your buck.

3. If there are any large repairs/projects that need to be done to take care of health, safety, structural issues, we recommend that you get a jump on those. Anything that might come up at inspection, that you’re aware of, is better-taken care of before an inspection resolution is on the line.
