Neighborhood Description | University Hills

This triangular neighborhood is located between bend of I-25, the north-south Colorado Boulevard, and the east-west Hampden Avenue/Highway 285. University Hills was developed in the late 1950s and early 1960s because of the need for housing soldiers coming home from World War 2. The neighborhood was one of the first in Denver to be planned based on the car instead of the streetcar. So, streets are flat and wide, and most garage access is not through alleyways. The original home styles include ranch, ranch with basement, split-level, and two-story homes. You will also find a lot of new construction homes popping up all around the neighborhood. Considered a hybrid neighborhood because it is not living in “the city” nor is it living in “the suburbs” either. Whatever you call it, it is centrally located and accessible to many amenities. Residents benefit from quick access to I-25 and Hampden/Highway 285 and Yale Light Rail station. There are plenty of bakeries, grocery stores restaurants, coffee shops, pubs, churches, hardware stores, health clubs, retail shopping and movie theaters on Hampden Avenue and Colorado Blvd and surrounding areas. Take advantage of Mamie Dodd Eisenhower Park and a handful of city parks, which offer access to rec center, outdoor pool, tennis courts, baseball fields, soccer fields and picnic areas. Just across the street lies the public Wellshire golf course, an especially inviting amenity, with its cottonwood trees, historic clubhouse, and spacious greens. It's a great location in between Central Denver and the Denver Tech Center; Downtown Denver is 15 minutes away and Denver Tech Center is 10 minutes away.
